Resident Apartment Building Manager


Candidate Profile*: – Energetic, positive can-do attitude; – Strong people skills; – Very strong oral and written communication skills; – Proficient with MS office, e-mail, craigslist; – Property management experience; – Knowledge of the Langford rental market (preferable); – Knowledge of the Rental Tenancy Act (mandatory). This is an exciting, brand new project in which the successful candidate will participate in the initial lease-up of two new rental apartment buildings! *experienced couples are preferred, however experienced singles are welcome to apply

Rental Requirements: – Ensure vacancies are minimized; – Advertise vacant suites electronically and in print, as required; – Respond efficiently to all incoming telephone rental inquiries; – Show vacant suites to prospective tenants; – Ensure vacant units are cleaned and any deficiencies addressed; – Must be familiar with and adhere to the rules of the Residential Tenancy Act.

Administration: – Collect rents promptly on the 1st of each month; – Prepare rent roll and deposit collected rents in bank; – Serve late notices/termination notices; – Enforce apartment rules; – Attend to emergency calls; – Manage staff and maintain payroll record; – Obtain purchase order for purchases over $200, except petty cash purchases.

Maintenance: – Minor repairs in suites or common areas, as required; – Minor electrical repairs; – Maintain fire codes on building.

Cleaning: – Ensure common areas (interior and exterior) are spotless; – Pick up any debris from parking lots, walkways and lawn daily; – Check and clean area surrounding dumpster on a daily basis; – Clean and vacuum hallways and common areas.
