Full Time/Relief Resident Caretaker Needed

We are a 110 unit high-rise, Pet Friendly apartment building in the West End. We are looking for a full-time and relief Resident Caretaker who will fit-in to our friendly community-based building. The full-time position requires the Caretaker to live at the building. We provide a generous rent reduction as well as cover your hydro and phone plan. While previous experience is preferred, it is not a necessity. Please email your resume and cover letter should you be interested in applying.

Below is a list of duties and qualifications for the position(s):

CARETAKER DUTIES
– Show available suites to prospective tenants
– Coordinate application form completion/check references
– Fill out leases and complete inspections for new tenants
– Complete walkthrough inspections for tenants moving out
– Coordinate move-in/move-out schedules
– Keep accurate record of Petty Cash
– Empty laundry tokens and accept payment/deliver tokens to tenants. Keep accurate records of payments
– Potential of light cleaning of common areas
– Light sweeping/cleaning of outside of property
– Liaise with trades onsite
– Ensure all suites are ready for tenants moving in
– Ensure curtains in suites are cleaned and hung up.
– Consistent communication with Operations Manager regarding all areas of building
– Keep accurate record of rent roll
– Daily inspections/walkthrough of building common areas
– Maintain daily log of occurrences at building
– Maintain accurate record of deficiencies/repairs needed and follow up to ensure job was completed
– Report all repair needs to Operations Manager
– Draft and post notices
– Deliver notices to tenants
– Daily chemical checks of pool (3 times/day)
– Open and close pool
– Occasional other small tasks pertaining to tenant issues/suites/common areas
– Seasonal exterior work if needed (ex. Shovelling snow, sweeping leaves, etc.)
– Potential for off-hour attendance to building/tenant matters should an emergency arise
– Other tasks as needed

Qualifications:
– Completion of High School Diploma
– Knowledge of RTA and Regulations essential
– Knowledge of Operating/Maintaining a Pool is a bonus
– Able to self-manage workload
– Able to multi-task
– Diligent in attention to detail with all record-keeping
– Show professionalism and maturity when dealing with potential conflict
