Job Description: KMR Innovations Inc. Is looking for a HIGH RISE CONSTRUCTION MANAGER The high rise construction manager will manage and be responsible for all responsibilities of the residential high rise development project including but not limited to, tendering, project’s budgeting, reporting, scheduling, staffing and general performance. NOTE: An outstanding compensation package will be given to the right candidate Responsibilities:Develop and maintain the construction production schedule and site management planReview and understand project drawings and specification, and address and resolve any discrepancies or issues with management, architects, and engineersObtain and validate estimate costs from tradesPrepare budget and identify budget risksPrepare tender packages to ensure accuracy and completenessParticipate in selecting trades for new tenders. Solicit input from construction/warrantyPerform Tender analysis to be presented to management to discuss negotiation strategiesReview and maintain Scopes of Work and Payments Terms/ScheduleEnsure implementation of Ontario Building Code requirements in Scopes of WorkUse of analysis sheets, keep track of contract variances to budgetManage expiring contractsManage contract addendum requests, research, negotiate, and present proposals to management for approvalSource and foster new trade relationshipsSupervise, direct and assist Site SuperintendentManages and evaluates the performance of trade partners and assists with decision whether to continue the partnershipReview and Ensure site log of activities, tail gate and other meetings are performed as required on the jobsiteEnsures that subcontractor is fully executing and complying with their contracted scope of work including correcting all deficienciesApprove all reports, records, timesheets and relevant documentationApprove trade partner invoices for paymentReviews and revise architectural changes and customer extras on drawings and plansResponsible for assessing the need for variances in the budget and adjusting it where necessary; Ensures Scheduling is on tract and fast tracked if possibleReport any material delay or advancement to management immediately upon knowledge with remedy recommendationsIdentifies and resolves conflicts in construction progress and communicates them to project teamResponsible for managing time deadline and ensuring that homes are built on time and error-freeAssist Site Super when needed in resolving all issues/conflicts related to daily construction activities (e.g. vendor contracts, work orders, job progress, design)Assesses product and design quality and makes decisions as to whether a project meets company standardsInspects the work site regularly to ensure compliance to, but not limited to all regulations, schedules, and health and safetyEnsures Site Super Coordinates all required inspections with local jurisdictionsContinuously pursues cost effective alternatives to improve financial performance in all areasBuilds, manages, and maintains a high- performance team through effective talent recruitment, coaching, and development Education and Training:Post-Secondary Education either University Degree (i.e. Engineering degree) or College Diploma (Architecture or Construction Management Program).Working at Heights/WHMIS Experience: Minimum five to seven (5-7) years in the construction industry with two to three (2-3) years of experience as a construction manager.
