Job Description:Property Manager – Competitive Salary + Benefits – Waterloo, Ontario The Role Do you possess a post-secondary degree in Real Estate or Business or equivalent experience? Do you have experience as a Property Manager, with strong understanding of commercial properties and facilities activities? If so, we have an exciting opportunity for you. We are a real estate investment and asset management firm, looking to appoint a Property Manager to join our team. This is a varied role in a fast-paced environment and requires strong problem-solving skills and the ability to liaise with a range of stakeholders to ensure excellent customer service. Key Responsibilities: The key responsibilities of a Property Manager include, but are not limited to: * Administer and ensure compliance of the terms of all tenant leases (primarily commercial/mixed use properties). * Monitor and follow-up on tenant maintenance requests * Preparation of annual property operational budgets and capital planning * Review ARR and Rent Schedules * Approve all invoices for payment and ensures account allocations are correct * Monitor receivables and ensure that tenant notices are produced and served as required and outlined in the Policy and Procedure. * Onboard new commercial tenants * Continually look for efficiencies and/or new revenue streams * Work with facilities project manager to oversee and understand portfolio projects * Deal promptly with all tenant calls, prioritizing high importance items, noting in Yardi memos. * Serve miscellaneous notices, post informational notices in lobbies, and attend various property inspections by those directed by Director, Property Operations. * Coordinate with Property Admin to ensure delivery of rent increase notices & N4 Eviction forms as required monthly or more. * Review and analyze monthly variance reports * Maintain all residential tenant files (both paper & computer), ensuring that all notes are in computer & notices are filed with certificates of services and all incidents are documented. * Attend Tribunal hearings to process evictions & claims. * Conduct quarterly residential unit inspections * Assist in the preparation of financial and management reports * Support the Asset Management team with the due diligence process in the event of a disposition or acquisition * Maintain accurate records, rent rolls, delinquency reports, move-in/move-outs, etc. * Provide direction to facilities department * Prepare quarterly market rent analysis for all residential properties * Follow-up for renewals and terminations * Maintain optimum residential tenancy by addressing tenant issues effectively to ensure long term tenancy, referring to the lease agreement & Landlord Tenant Act. * Communicate effectively with all residents and other external parties. Ensure that any areas of concern are addressed promptly and thoroughly. The Company Lexington Park Real Estate Capital Inc.
